Terms & Conditions

1. Introduction
These Terms & Conditions (the "Terms") govern your access to and use of the internal agent portal located at https://agent.goldenteamrealty.com/ (the "Portal"), operated by Golden Team Realty Inc., Brokerage ("Golden Team Realty," "we," "our," or "us").
The Portal is a private, access-restricted platform intended exclusively for registered real estate agents and authorized administrative staff of Golden Team Realty Inc., Brokerage.
By logging into or otherwise using the Portal, you ("User," "Agent," or "you") acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not access or use the Portal.
2. Eligibility
Access to the Portal is granted only to:

  • Real estate agents currently registered with the Real Estate Council of Ontario (RECO) and affiliated with Golden Team Realty Inc., Brokerage; and

  • Administrative staff and other authorized personnel designated by Golden Team Realty.

Accounts are created by invitation only. Public registration is not available. We reserve the right to grant, suspend, or revoke Portal access at our sole discretion.
3. Account Security
You are responsible for maintaining the confidentiality of your Portal login credentials. You agree that:

  • You will not share your username, password, or access link with any third party;

  • You are solely responsible for all activities that occur under your account;

  • You will notify us immediately at johngao668@gmail.com if you suspect any unauthorized use of your account;

  • You will log out of the Portal when accessing it on shared or public devices.

We are not liable for any loss or damage arising from your failure to safeguard your account credentials.
4. Acceptable Use
You agree to use the Portal only for lawful purposes and in accordance with these Terms. You will not:

  • Use the Portal for any purpose unrelated to your work as an agent or staff member of Golden Team Realty;

  • Download, copy, distribute, or share Portal content (including training materials, pre-construction project resources, client information, or credit reports) outside the brokerage without prior written authorization;

  • Use the Portal in a manner that violates RECO rules, TRESA, PIPEDA, or any other applicable law;

  • Attempt to gain unauthorized access to any portion of the Portal, other user accounts, or our underlying systems;

  • Upload or transmit viruses, malware, or any other malicious code;

  • Reverse engineer, decompile, or otherwise attempt to extract the source code of any Portal feature;

  • Use automated tools (such as bots, scrapers, or crawlers) to access or extract Portal data;

  • Impersonate another person or misrepresent your affiliation with any person or entity.

Violation of this section may result in immediate suspension or termination of your account, as well as legal action where appropriate.
5. Confidentiality
The Portal contains information that is confidential and proprietary to Golden Team Realty Inc., Brokerage, including but not limited to:

  • Training materials, recordings, and resources;

  • Pre-construction project documents and developer materials;

  • Internal sales reports and deposit instructions;

  • Client and tenant personal information;

  • Credit reports and screening results;

  • Marketing collateral and design assets;

  • Operational templates, processes, and procedures.

You agree to:

  • Treat all such information as strictly confidential;

  • Use such information only for the purpose of performing your duties as an agent or staff member of Golden Team Realty;

  • Not disclose such information to any third party without prior written consent from Golden Team Realty;

  • Continue to honour these confidentiality obligations even after your relationship with Golden Team Realty ends.

6. Intellectual Property
All content on the Portal — including text, graphics, logos, icons, images, audio and video recordings, software, training materials, and design files — is the property of Golden Team Realty Inc., Brokerage or its licensors and is protected by Canadian and international copyright, trademark, and other intellectual property laws.
You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Portal solely for purposes related to your role as an agent or staff member of Golden Team Realty. This license does not include the right to reproduce, distribute, modify, publicly display, or create derivative works from any Portal content without our prior written consent.
The Golden Team Realty name, logo, and brand elements are trademarks of Golden Team Realty Inc., Brokerage. Use of these marks without prior written authorization is prohibited.
7. Services Offered Through the Portal
The Portal provides access to a range of internal services, including but not limited to:

  • Sales Report — internal sales reporting tools;

  • Deposit Instruction — deposit handling documentation;

  • Pre-Construction Resources — developer materials and project information;

  • Training Room — recorded and upcoming training sessions;

  • Design Request — submission of marketing design projects;

  • Online Shop — internal ordering of printing, lockboxes, cleaning services, and design services;

  • Yellow Page — internal directory of vendor and service contacts;

  • Tenant Credit Check Service — credit reporting for prospective tenants.

Availability, features, and pricing of any service may change at our discretion. We do not guarantee uninterrupted access to any specific service.
8. Tenant Credit Check Service — Special Terms
The Tenant Credit Check Service ("Credit Check Service") is offered to facilitate tenant screening in connection with rental transactions. By submitting a request for the Credit Check Service, you (the requesting Agent) represent, warrant, and agree that:

  1. Tenant Consent. You have obtained the prior written and informed consent of the prospective tenant for the collection, use, and disclosure of their personal information for the purpose of a credit check, as evidenced by a properly signed and dated Form 410 (Rental Application) or equivalent authorization.

  2. Purpose Limitation. You will use the resulting credit report solely for the purpose of evaluating the tenant's suitability for a specific rental transaction. You will not use it for any other purpose, including but not limited to employment screening, insurance underwriting, or marketing.

  3. No Onward Disclosure. You will not share, forward, copy, or distribute the credit report to any third party other than the prospective landlord directly involved in the relevant rental transaction.

  4. Accuracy of Information. You are responsible for ensuring that all information submitted (including the tenant's name, address, and supporting documents) is accurate, complete, and lawfully obtained.

  5. Limitations of the Report. The credit report provided through this service contains only the credit information necessary for tenant screening and is not a full Equifax consumer credit report. The report is sourced from Equifax Canada Co. and is subject to the accuracy and limitations of Equifax's underlying data.

  6. No Decision-Making by Golden Team Realty. Golden Team Realty does not make, recommend, or endorse any decision regarding whether to lease a property to a prospective tenant. All leasing decisions remain solely with the landlord. We are not liable for any outcome resulting from the use of the credit report.

  7. Compliance with Law. You agree to comply with all applicable laws governing the collection, use, and disclosure of credit information, including PIPEDA, the Consumer Reporting Act (Ontario), and the Residential Tenancies Act, 2006.

9. Payment Terms (Online Shop and Paid Services)

Certain Portal services require payment. The following terms apply to all paid transactions:

  • Pricing. All prices are listed in Canadian Dollars (CAD) and are subject to applicable taxes (HST), unless otherwise stated.

  • Payment Processing. Payments are processed through Wix Payments. We do not store full credit card information.

  • Order Confirmation. You will receive an order confirmation email after successful payment.

  • Processing Time. Standard processing times are stated on the respective service or product page. Tenant Credit Check requests are typically processed within 1–2 business days.

  • Pickup Only. Physical products (such as printing materials and lockboxes) are pickup-only at our office: 650 Highway 7 East, Unit 306, Richmond Hill, ON L4B 2N7. We do not offer shipping at this time.

  • Refunds and Cancellations. Refund and cancellation terms vary by product or service and are specified on each individual product or service page within the Online Shop. By placing an order, you agree to the refund and cancellation policy displayed on the relevant product or service page at the time of purchase.   • Errors in Pricing or Description. If an error in pricing or product description is discovered after an order is placed, we reserve the right to cancel the order and issue a full refund.

10. Third-Party Services
The Portal integrates with or links to third-party services, including but not limited to:

  • Wix (Wix.com Ltd.) — hosting and infrastructure

  • Cognito Forms — form submission

  • Google Drive (Google LLC) — file storage

  • Equifax Canada Co. — credit reporting

  • YouTube, Vimeo, Zoom — video hosting for training content

We are not responsible for the availability, content, or practices of these third-party services. Your use of such services may be subject to their own terms of service and privacy policies.
11. Disclaimers
THE PORTAL AND ALL SERVICES, CONTENT, AND MATERIALS PROVIDED THROUGH IT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
We do not warrant that:

  • The Portal will be uninterrupted, error-free, or secure;

  • Any defects will be corrected;

  • The Portal or its servers are free of viruses or other harmful components;

  • Information obtained through the Portal (including credit reports, training content, and pre-construction materials) will be accurate, complete, or current.

Your use of the Portal is at your sole risk.
12. Limitation of Liability
To the maximum extent permitted by applicable law, Golden Team Realty Inc., Brokerage, its directors, officers, employees, agents, and affiliates shall not be liable for:

  • Any indirect, incidental, special, consequential, punitive, or exemplary damages;

  • Loss of profits, revenue, data, business opportunities, or goodwill;

  • Any damages arising from your reliance on information obtained through the Portal;

  • Any damages resulting from unauthorized access to or use of your account;

  • Any damages arising from the acts or omissions of third-party service providers.

Our total aggregate liability arising from or relating to your use of the Portal shall not exceed the amount you paid to us, if any, in the twelve (12) months preceding the event giving rise to the claim.
Nothing in these Terms limits liability that cannot be limited under applicable law.
13. Indemnification
You agree to indemnify, defend, and hold harmless Golden Team Realty Inc., Brokerage and its directors, officers, employees, agents, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or related to:

  • Your use of the Portal;

  • Your violation of these Terms;

  • Your violation of any applicable law or regulation;

  • Your violation of any rights of a third party (including tenants, clients, or other agents);

  • Any inaccurate, incomplete, or unlawfully obtained information you submit through the Portal.

14. Termination
We may suspend or terminate your access to the Portal at any time, with or without cause and with or without notice, including (but not limited to) in the following circumstances:

  • You cease to be a registered agent of Golden Team Realty Inc., Brokerage;

  • You violate these Terms or any applicable law;

  • You engage in conduct that, in our sole discretion, is harmful to Golden Team Realty, other agents, clients, or third parties;

  • We determine that termination is necessary for security, legal, or operational reasons.

Upon termination, your right to access the Portal will cease immediately. Sections of these Terms that by their nature should survive termination — including Sections 5 (Confidentiality), 6 (Intellectual Property), 11 (Disclaimers), 12 (Limitation of Liability), 13 (Indemnification), and 15 (Governing Law) — shall remain in effect.
15. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of laws principles.
You agree that any dispute, claim, or proceeding arising out of or relating to these Terms or your use of the Portal shall be brought exclusively in the courts of the Province of Ontario, located in the Regional Municipality of York. You consent to the personal jurisdiction and venue of such courts.
16. Changes to These Terms
We reserve the right to modify or revise these Terms at any time at our sole discretion. Material changes will be communicated to Portal users by email or by prominent notice on the Portal. The "Last Updated" date at the top of these Terms indicates when they were most recently revised.
Your continued use of the Portal after changes take effect constitutes your acceptance of the revised Terms.
17. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect. The invalid provision shall be replaced with a valid provision that most closely reflects the original intent.
18. Entire Agreement
These Terms, together with our Privacy Policy and Accessibility Statement, constitute the entire agreement between you and Golden Team Realty Inc., Brokerage regarding your use of the Portal and supersede all prior agreements or understandings, whether written or oral.
